Window Replacement, Sunrooms & Glass Walls in Katy, TX
Katy is two jobs: replacing tired builder windows on 1990s and 2000s houses, and turning a deep covered patio into a room you actually use.
What Makes Katy Different
Katy is two conversations. The higher-volume search is window replacement in Katy, TX: original vinyl or builder aluminum on houses from the 1990s and 2000s in Cinco Ranch, Seven Meadows, Grand Lakes and similar plats. Twenty Houston summers later, seals fail, hardware sticks, and west glass cooks the room. That is three-tier replacement work: Elevate vinyl, our vinyl, or thermally broken aluminum, matched to the elevation. Impact rating is not the headline inland. We do not invent a windstorm requirement for a Katy ZIP.
The other conversation is space. Master-planned communities out here, Cinco Ranch, Cross Creek Ranch, Firethorne, Grand Lakes, were platted with lot sizes and covered patio depths that inland Houston simply does not have. A deep, already-roofed patio is most of the structure a glass enclosure needs, which changes the economics compared with building an addition from scratch.
The demand signal for glass walls came from clients, not from us. Multiple Katy homeowners asked the same question independently: can you take out the back wall and put glass there instead? That is a glass wall conversion, built almost entirely from products we already manufacture: large sliding systems, folding doors and thermally broken aluminum framing.
Orientation is the design problem here rather than storm exposure. A lot of Katy homes back onto west or south-west, which is a punishing afternoon load. An enclosure or a replacement unit on that elevation lives or dies on the glass specification: get it wrong and you have built a greenhouse nobody sits in from June to September. That is a glazing decision, which is why this project belongs with a window manufacturer rather than a patio builder who subcontracts the glass.
Then there is architectural review. Katy's master-planned communities run genuinely active committees. An enclosure changes the rear elevation and often the roofline, so submission is not optional. Whole-house window replacement can need review too when you change frame color on the street elevation. Committees typically want to see how a new roofline ties in, what the frame finish is, and whether anything is visible from common areas or the golf course. We produce the drawings and specifications that submission needs as part of the project.
Two more Katy specifics shape these projects. Many rear elevations back onto greenbelts, lakes or golf frontage, which makes an enclosure highly visible to the committee and raises the bar on how the roofline is detailed. And parts of the Katy area carry a well-documented reservoir flood history, so on some streets the conversation includes finished floor levels and how a new enclosure ties into them. Both are answerable. They just need to be raised at design stage rather than after approval.

Other Ways We Help
Katy Questions
Do you replace windows in Katy, or only build sunrooms?
Both. Window replacement is the larger search and a large share of the work: failing original units in master-planned Katy. Sunrooms and glass walls are the project when the patio is already deep and roofed. If the existing windows are failing, we usually replace those first rather than enclose a house that still leaks.
Will my Katy HOA approve a sunroom?
Most do, with an architectural review submission. Committees here generally focus on the roofline tie-in, materials and frame color, and on visibility from common areas. We supply the drawing package for the submission. It is a normal part of a Katy project rather than an obstacle.
My patio faces west. Is an enclosure a bad idea?
No, but the glass specification becomes the whole project. West-facing enclosures in Katy need glazing chosen for solar heat gain, not just for looks. Done right the room is comfortable in August; done wrong it is unusable, and no amount of air conditioning fixes bad glass.
Do you build on my existing covered patio?
Usually yes, and that is the cost advantage. If the patio is already roofed and properly framed, much of the structure exists. We check what the existing framing can carry before designing to it.
