Sunroom Questions
Does a sunroom add square footage to my home?
It adds livable space, and how it is treated for appraisal purposes depends on how the room is built, in particular whether it is insulated and conditioned to the same standard as the rest of the house. A four-season sunroom and a screen room are very different on that question. If resale value is part of your reasoning, tell us and we will factor it into the design.
Do I need a permit?
For anything structural, removing an exterior wall, adding an insulated enclosure, yes, and it is part of the project we handle. A screen enclosure within an existing covered patio footprint is usually simpler.
Will my HOA approve it?
In most master-planned communities around Katy and Sugar Land you will need architectural review approval, which typically looks at rooflines, materials and colors facing common areas. We supply the drawings and specifications the submission requires.
How long does a sunroom project take?
Longer than a window replacement, because there is design, approval, permitting and structural work before glass arrives. The sequence matters more than the total: getting approvals moving early is what keeps the schedule honest.
Why go to a window manufacturer instead of a patio builder?
Because the expensive, technical part of an enclosure is the glazing. Sliding and folding systems, thermally broken framing and correctly sealed openings are what we build every day. A patio builder subcontracts exactly that part.
