Why a Window Company Is Showing You Houses
Most of the pages on this site argue that we know what we are doing because we manufacture the product. This one makes a different argument, and a more uncomfortable one to make, because it is the only page here where we were the customer.
Avrin Inc LLC is the Nemati family's construction company. It is a separate business from Royal Windoor US with the same people behind it. On Bianco Lane it bought the land, carried the financing, pulled the permits, ran the trades and waited to be paid until strangers signed at a title company. Royal Windoor was one of its suppliers.
That is the whole point of the page. When we tell a builder that a late window delivery costs more than the window, we are not repeating something we read. We have been the party standing in a framed opening in November with the wrap flapping, working out whether to wait for the right unit or accept the one that arrived.
The Site From Above
A slow drone pass over the six finished homes and the street they sit on. Shot vertically for social, kept vertical here rather than cropped into a shape it was never framed for.
The aerial is the honest way to show this particular project, because the argument is about the row rather than any one house. Six homes went up together on a single infill parcel, which means six sets of openings ordered, delivered and installed against one shared schedule. That is the same problem a townhome or small subdivision builder brings us, and it is the reason the multi-family and townhome side of the business exists.
For the interiors, the gallery below has the finished rooms and the measured floor plans. How we work on new construction →
What the Build Taught Us That the Factory Could Not
Three things, and none of them are about glass.
The first is that rough openings are a negotiation, not a measurement. The framer builds to the plan, the plan was drawn before the slab moved, and Houston clay moves. Every opening on Bianco Lane was measured again after framing and before the wrap. On a supplier relationship that field measure is a line item somebody tries to cut. On your own build you learn quickly what cutting it costs.
The second is that the sequence between window delivery and dry-in is where schedules actually break. Units that land early sit outside. Units that land late hold up the wrap, then the drywall, then everything with a person attached to it. We now ask builders for a dry-in date before we ask for anything else, and the reason is that we mismanaged it once on our own job.
The third is about money, and it is the one nobody says out loud. A builder specifying above the standard of the surrounding block is taking a real risk, because the appraisal will be drawn from the ordinary houses next door. We took that risk on our own homes. It is not a small thing to ask of a customer, and we would rather discuss it honestly than pretend a better window always pays for itself on resale.
The practical version of all of this lives on the new construction page and the trade program. Permitting, which is Ghazal's side of the business, is covered in her guide to Houston permitting and HOA rules.

Buy Directly From the Family That Built Them
Avrin Inc LLC built these homes and the Nemati family sells them. Price, availability and showings are answered by the family.
A house built above the standard of its own block is harder to judge from a listing than one built to it, so ask the people who built it: the specification, the glazing and the schedule are all first-hand answers here.

Questions the Photographs Do Not Answer
Whether one is still available, what the specification actually was, or whether the family is building anything else. Ask here and it reaches a person rather than a quote queue.
Price, availability, showings, the build, the glazing and the schedule are all answered by the family.
If what you actually need is a window and door package for your own project, the trade program is the faster door.
Questions About Bianco Lane
Does Royal Windoor build houses as well as windows?
The same family does, through a separate company. Avrin Inc LLC is the Nemati family's construction and development business. Royal Windoor US manufactures and installs the windows and doors. They are two companies with one set of owners, which is why we can talk about a build schedule from both ends of it.
Where is the Bianco Lane development?
Six single family homes at 923 through 933 Bianco Ln, Houston, Texas 77091, in Harris County, northwest of the Loop. Each is about 1,719 square feet of living space with three bedrooms on lots between roughly 1,907 and 2,417 square feet.
Why does it matter that our supplier is also a builder?
Because the failures that cost a builder money are sequencing failures, not product failures. Units manufactured to the drawing instead of the framed opening. A delivery that lands before the wrap and sits in the weather. Flashing handed to whoever is on site that day. We have paid for those mistakes on our own jobs, which is a different kind of knowledge from having read about them.
Who is selling the Bianco Lane homes?
The Nemati family, through Avrin Inc LLC, the company that built them. Price, availability and showings are answered by the family: use the form on this page or call (832) 681-9190.
Can we see the specification used on these homes?
Ask and we will walk you through it. The window and door package on Bianco Lane is the same catalog any builder can order from, so the honest answer is that there is no special line reserved for ourselves. Start with aluminum or vinyl, then the trade program for pricing and lead times.
