When a Sliding Patio Door Stops Sliding
Two hands, a shoulder and a bad word. Most Houston patio doors that stop sliding are telling you one of four things, and only one of them needs a new door.

A sliding door track is nothing more than a linear bearing. I have replaced hundreds of wheel bearings on cars, and the mechanical physics of failure are identical. Dirt destroys the bearing, weight crushes the housing, and a warped frame stops the movement. Most Houston patio doors that stop sliding are shouting the diagnosis at you.
Why does your patio door feel like it weighs a hundred pounds?
Before you call for a quote, I want you to try fixing it yourself. Do not pay me to replace a door that just needs a vacuum. Clean the bottom track thoroughly. Sand and dog hair pack into the channel and seize the rollers. Do not grease it. Grease traps the next layer of grit. Use a dry silicone spray. Next, adjust the screws at the bottom of the sliding panel to raise the rollers. If it slides smoothly after that, you just saved yourself thousands of dollars.
Is the door actually broken or is the foundation shifting?
If the door only sticks during certain months, the door is not broken. Houston clay soils expand and contract with the wet and dry cycles. The shifting slab racks the framing out of square. If your foundation is moving, a brand new door will bind the exact same way. We measure for foundation movement, and I will tell you if the slab is the real problem.
When is it time to tear the old frame out?
If water leaks past the sill during a rainstorm, the flashing has failed. No roller adjustment will fix a flashing failure. If the interlock no longer meets in the middle, or if the panel is simply too heavy for the cheap builder-grade track, replacement is the only honest answer.
Send a photo of the track and the overall width with your quote request. I will tell you if you need a standard slider or a heavy-duty lift-and-slide system.
Questions from this guide
Can you just replace the rollers on my patio door?
We manufacture and install entire systems. If your door only needs new rollers on a sound frame, you should hire a local repair trade to swap the parts.
When is a lift-and-slide door necessary?
When the panels are massive and heavy. Lift-and-slide hardware physically lifts the panel off the weatherstrip to roll effortlessly, then drops it back down for an airtight seal.
